New BCT CLEANING ??

Aloha I have a quick question about the new tanks. Specifically the part where the heating element and gasket are.

I have my gasket and all things in plAce. Have changed the element once or twice but never cleaned out the area where the gasket sits. For some reason, when screwing this part back on to the tank, I'm getting a bit of resistance. I'm thinking it's the threads or it needs to be cleaned. Not the main tank part but the other end where the element screws in. The gasket used to sit in there when unscrewing but now it seems to fall out a lot.

Worse yet, every few hours, I notice a small amount of fluid leaking out of the seam. Is my gasket not in right? Are my threads shot? Best, least messy way to clean this area? If I need a new piece, will I have to buy an entire new BCT?
